Methodology

The template uses standard CRE development feasibility formulas. Completed property value is derived via direct capitalization (NOI / Cap Rate). Construction interest uses a 50% average draw factor on the LTC-financed portion. Residual land value backs out the maximum land cost that still achieves your target profit margin. NPV discounts the completed value to today using your development OCC, typically 15-20% to reflect operational leverage risk.
