About This Template
Instantly calculate Gross Rent Multiplier (GRM) for any income property with this ready-to-use Excel template. Enter your property price and monthly rent to see how many years of gross income it takes to equal the purchase price - the essential first-pass metric for screening real estate investments.
What You Can Calculate
This template provides two key outputs:
- Gross Annual Rent - Your monthly rental income annualized (Monthly Rent x 12)
- Gross Rent Multiplier - The ratio of property price to annual rent, showing years of gross income to equal purchase price
Required Inputs
You only need two numbers to get started:
- Property Price - The purchase price or asking price of the property
- Monthly Gross Rent - Total monthly rental income across all units before vacancy or expenses
Methodology
The Gross Rent Multiplier is calculated as:
GRM = Property Price / (Monthly Rent x 12)
A lower GRM indicates a lower price relative to gross rental income. GRM is widely used for quick property screening because it requires only two readily available inputs.
Assumptions & Limitations
- Uses scheduled gross rent only (before vacancy or credit loss)
- Does NOT include operating expenses, property taxes, or management fees
- For initial screening only - always follow up with NOI-based analysis like cap rate
Frequently Asked Questions
Yes. Copy the Calculator sheet for each property you want to analyze, then compare GRM values side-by-side. This makes it easy to quickly screen multiple acquisition targets before diving into detailed NOI analysis.
Unprotect the Calculator sheet (right-click tab > Unprotect Sheet), then add rows for vacancy rate or operating expenses. For expense-adjusted analysis, consider using our Cap Rate Calculator Excel template.
