What You Can Calculate
This template computes four key metrics from your inputs:
- Total Operating Expenses โ Sum of all expense categories (taxes, insurance, maintenance, management, utilities, other)
- Operating Expense Ratio (OER) โ The percentage of effective gross income consumed by operating expenses
- NOI Margin โ The complement of OER, showing what percentage of income flows through to NOI
- Implied NOI โ Net Operating Income in dollars, calculated as EGI minus total expenses

Methodology
The template uses standard real estate operating metrics. OER is calculated as Total Operating Expenses divided by Effective Gross Income. NOI Margin equals 1 minus OER. Operating expenses exclude mortgage payments, depreciation, income taxes, and capital expenditures per industry convention.
