What You Can Calculate
This template calculates four key metrics that lenders and investors use to assess mortgage risk:
- LTV Ratio - The percentage of property value financed by debt. Below 80% typically avoids PMI on conventional loans.
- Equity Amount - Your ownership stake in dollars (Property Value minus Mortgage Debt).
- Equity Percentage - Your equity as a percentage of property value.
- LTV Rating - Risk classification showing Low (≨80%), Moderate (81-95%), or High (>95%) LTV.
Required Inputs
Enter just two values to get complete results:
- Mortgage Debt - Your current loan balance or proposed loan amount. For purchases, this is your financing amount.
- Property Value - The appraised or market value. Lenders often use the lower of purchase price or appraised value for new purchases.
Methodology
The template uses standard real estate financing formulas:
- LTV = Mortgage Debt / Property Value × 100
- Equity = Property Value - Mortgage Debt
The LTV rating thresholds (80% and 95%) align with common lending standards where 80% LTV is the threshold for avoiding Private Mortgage Insurance on conventional loans.
Assumptions & Limitations
- Calculates primary LTV only (not Combined LTV for multiple liens)
- PMI thresholds apply to conventional loans; FHA/VA loans have different rules
- Property value should be current appraised or market value

For Combined LTV (CLTV), enter your total debt from all liens on the property (first mortgage plus HELOCs, second mortgages, etc.) in the Mortgage Debt field. The formula will then show your combined loan-to-value ratio.
