Methodology
The template uses standard real estate valuation formulas: Cap Rate = NOI / Property Value and Property Value = NOI / Cap Rate. NOI is calculated as gross income minus operating expenses, excluding debt service and capital expenditures per industry convention.

- All figures are annual (not monthly)
- NOI is calculated before debt service, depreciation, and income taxes
- Operating expenses exclude mortgage payments and capital expenditures
- This calculates a going-in cap rate, not stabilized
