Required Inputs
The template requires seven inputs commonly found in commercial lease term sheets:

- Leasable Area โ Total rentable square footage

- Annual Rent Escalation โ Percentage increase each year
- Free Rent Period โ Months of rent abatement (can span multiple years)
- TI Allowance โ Landlord's tenant improvement contribution per SF
- Discount Rate โ Rate reflecting lease cash-flow risk
Methodology
Based on commercial real estate valuation principles (Geltner Chapter 30), the template calculates effective rent using the present value annuity method:
- Net PV = Present Value of Rent Payments โ TI Cost
- Annuity Factor = (1 โ (1+r)^โn) / r
- Effective Rent = Net PV / Annuity Factor / Area
Assumptions & Limitations
- Rent escalations compound annually starting Year 2
- Free rent applies from lease start and can span multiple years
- TI allowance paid at lease commencement (t=0, not discounted)
- Year-end rent collection convention (payments in arrears)
- Excludes leasing commissions, tenant default risk, and renewal options
Frequently Asked Questions
The year-by-year schedule automatically allocates free rent across multiple years. For example, 18 months of free rent means Year 1 is fully free (12 months) and Year 2 has 6 months abated. Each year's rent received reflects only the paid months, and escalations still apply to the base rate.
