About This Template
Calculate your total investment return with this Holding Period Return (HPR) Excel template. Whether you are evaluating a stock, bond, or real estate investment, this spreadsheet lets you measure your complete return including price appreciation and income received - all with live formulas you can audit and customize.
What You Can Calculate
This template computes four key metrics from your investment data:
- Dollar Return - Your total profit or loss in dollar terms, combining price changes with any dividends or interest received
- Holding Period Return (HPR) - The percentage return over your entire investment period, answering what was my total return
- Annualized Return - Converts your HPR to an equivalent yearly rate, essential for comparing investments held for different lengths of time
- Rating - A qualitative assessment (Severe Loss through Excellent) based on standard HPR thresholds
Required Inputs
Enter just four values to get your results:
- Beginning Value (P0) - Your initial investment amount when you purchased
- Ending Value (P1) - The current or sale value of your investment
- Cash Flows (D) - Total dividends, interest, or distributions received during the holding period
- Holding Period - Time held in years (e.g., 1.5 for 18 months) to calculate annualized return
Methodology
The template uses the standard HPR formula: HPR = (P1 - P0 + D) / P0. For annualized returns, it applies geometric compounding: (1 + HPR)^(1/t) - 1, which properly accounts for the time value of money.
Assumptions and Limitations
- Single-period model - cash flows are lumped into one total, not timed individually
- No reinvestment of dividends/interest assumed
- Annualized return cannot be calculated for total losses of -100% or worse
- For educational purposes - not financial advice
Frequently Asked Questions
The holding period enables calculation of your annualized return. This converts your total HPR to an equivalent yearly rate, making it easy to compare investments held for different lengths of time (e.g., comparing a 3-year investment to a 1-year investment).
Copy the Calculator sheet within the same workbook (right-click tab > Move or Copy > Create a copy) to track multiple investments. Each copy maintains independent calculations, letting you compare HPR and annualized returns across your portfolio.
