What You Can Calculate

This template computes five key metrics automatically:

  • LLCR (Loan Life Cover Ratio) โ€” The primary debt coverage metric showing how many times your discounted cash flows cover net debt. Values above 1.30x typically indicate adequate coverage for lenders.
  • Coverage Rating โ€” Qualitative assessment (Excellent, Good, Moderate, Limited, or Minimal) based on standard project finance thresholds.
  • PV of CFADS โ€” Present value of all projected Cash Flow Available for Debt Service, discounted at your specified rate.
  • Net Debt โ€” Debt outstanding minus DSRA balance, representing the effective debt burden.
  • Coverage Surplus or Shortfall โ€” Dollar amount by which discounted cash flows exceed or fall short of net debt.

Required Inputs

  • CFADS by Year (up to 10 years) โ€” Projected annual cash flows available for debt service. Enter values for each remaining year of the loan term.
  • Discount Rate โ€” The rate used to discount future cash flows, typically your loans all-in interest rate or weighted average cost of debt.
  • Debt Outstanding โ€” Total loan principal remaining at the calculation date.
  • DSRA Balance โ€” Debt Service Reserve Account balance, which reduces net debt under the Yescombe convention.

Methodology

The LLCR calculation follows standard project finance methodology as described in Yescombes Principles of Project Finance. Cash flows are discounted using end-of-year convention, and DSRA is treated under the net debt approach (deducted from debt outstanding).
