About This Template
Calculate Net Operating Income (NOI) for commercial real estate properties with this professional Excel template. NOI is the fundamental metric for evaluating property-level operating performance โ it shows how much income remains after all operating expenses, before debt service and capital expenditures.
What You Can Calculate
This template computes the complete NOI waterfall:
- Potential Gross Income (PGI) โ Total rental and ancillary income at full occupancy
- Vacancy Loss โ Income reduction from expected vacancy and credit loss
- Effective Gross Income (EGI) โ Realistic collectible income after vacancy
- Total Operating Expenses โ Property taxes, insurance, maintenance, management, utilities, and other costs
- Net Operating Income (NOI) โ Property operating profit before financing
- Operating Expense Ratio (OER) โ Expenses as a percentage of EGI for benchmarking
Required Inputs

Methodology
The template follows standard commercial real estate conventions:
- NOI = EGI - Operating Expenses
- OER = Operating Expenses / EGI
Management fee is calculated on Effective Gross Income (industry standard), not Potential Gross Income. All formulas use full precision with no intermediate rounding.
Assumptions & Limitations
- Single-period (annual) analysis
- Vacancy applies to all income sources
- Excludes debt service, CapEx, depreciation, income taxes, and reserves
