What You Can Calculate

This template computes four key metrics from your inputs:

Methodology

The template uses standard real estate operating metrics. OER is calculated as Total Operating Expenses divided by Effective Gross Income. NOI Margin equals 1 minus OER. Operating expenses exclude mortgage payments, depreciation, income taxes, and capital expenditures per industry convention.
